Make your reservation request online through our website or by email ( contato@aluguemobiliado.com.br ).

The reservation request will only be converted into a reservation after payment of 50% of the rental amount. You will receive an email confirming your reservation after validation of the deposit payment.

Note 1:
We reserve the right to refuse reservation requests in case of financial restrictions on the guest (SPC and/or SERASA).

Note 2:
We only work with seasonal rentals (from 1 to 90 days) and may be rehired, subject to prior availability consultation. We do not work with annual leases.

Note 3:
A deposit is required for reservations to be signed until the property is occupied (deposit into an account or pre-authorization for debiting a credit card). The deposit amount is R$2000 for rentals of less than 28 days or equal to the value of 1 month's rent for rentals of 28 days or more. The cash deposit may be substituted for a credit card pre-authorisation. In the credit card pre-authorization, nothing is debited in advance, this only serves as a payment guarantee, in case there is any damage to the property, or for collections of other payments due and not made by the guest.

Payment

Accepted payment methods:

The prices shown on the website are for payments in cash (R$), PIX and .

These payment methods have a price 5% lower than payments made by credit card.

Credit card payments can be paid in up to 12 installments (see additional fees).

Consult our exchange rate for payment in foreign currency (US$). 

To confirm the reservation, payment of 50% of the total rental amount is required. The remainder must be paid by check-in and before the property is occupied. Payment for the remainder of the rent and deposit must be made before handing over the keys.

A deposit is required for reservations to be signed until the property is occupied (deposit into account or pre-authorization of debit on credit card). The value of the deposit is R$2000 for rentals of less than 28 days or equal to the value of 1 month of rent for rentals of more than 28 days. The cash deposit may be replaced by a credit card debit pre-authorization. In the pre-authorization of credit card debit, nothing is debited in advance, this only serves as a payment guarantee, in case there is any damage to the property.

Proof of payment must be sent by email or WhatsApp for payments made by bank slip or deposit into an account. It is not necessary to send proof if the payment method used is PagSeguro, Paypal or credit/debit card.

Your reservation will be validated from the moment we identify the deposit payment. You will receive the booking confirmation by email.

* Rentals of 28 days or more: the cost of electricity is NOT included in the rental price and must be paid by the guest, according to measured consumption.

* Rentals of 27 days or less: the cost of electricity is included in the reservation price.

In case of booking through sales channels, the payment method and booking confirmation informed at the time of booking will remain valid. 

Check-in

Check-in time: after 3 pm

It is necessary to schedule your arrival time in advance.

Upon check-in, you will be welcomed at the property at the scheduled time, where you will be given copies of the keys and instructions for using the property's equipment.

At this time, we request that a copy of the identity document be delivered by the person responsible for the rental, and that the short-term rental contract be signed.

Payment must be paid before check-in.


Earlier check-in:

If the apartment is available, upon prior consultation and our confirmation of acceptance, it is possible to contract earlier check-in.
- Check-in between 1pm and 3pm: 30% of the daily rent.
- Check-in between 11 am and 1 pm: 50% of the daily rent.
- Check-in after 11am: 100% of the daily rent. 

Check-out

Check-out time: until 11 am

Check-out time must be scheduled the day before the departure date.

At the scheduled time we will meet you at the property in order to examine the property, receive the keys and return the security deposit, if any.

Late check-out:

If the apartment is available, upon prior consultation and our confirmation of acceptance, it is possible to contract a late check-out.
- Check-out between 11 am and 1 pm: 30% of the daily rent.
- Check-out between 1 pm and 5 pm: 50% of the daily rent.
- Check-out after 5 pm: 100% of the daily rent. 

Cancellations and changes

In case of cancellations, no-shows or reservation changes, the amounts paid are non-refundable.

There will be no refunds if the guest decides to leave the apartment before the deadline.

Changes to the reservation dates will only be allowed upon written confirmation from AlugueMobiliado.

AlugueMobiliado has the right to immediately terminate the rental contract without any refund of amounts paid by the customer if one of the following cases occurs: the total number of occupants exceeds the maximum defined in the contract, disturbance of the peace of the neighborhood and/or violation of the condominium rules, organization of parties, consumption of illicit drugs, presence of domestic animals without our permission, failure to pay full rent or security deposit.

For bookings made through another partner channel, the policy informed at the time of booking will remain valid.

Responsibilities and obligations :
The guest (lessee) assumes full responsibility for the property rented as well as for any item belonging to the condominium. The same is applicable for other additional guests and visitors.

The guest and all apartment occupants and visitors must comply with condominium regulations. Fines imposed by the condominium administration for non-compliance with the rules will be charged to the guest. Additionally, they may also lead to a premature termination of the lease without any reimbursement.

Reservations based on the monthly rental price do not include electricity and gas consumption. The customer must pay the bills equivalent to the period of his stay after each month according to measured consumption.


What's included:
The rental price includes water, condominium fees, internet and cable or satellite TV (when available).
For rentals per day (less than 28 days) the cost of electricity and gas is also included in the reservation price.
For monthly rentals, the cost of electricity and gas is not included in the rental price and must be paid by the lessee.
All apartments have bed linen, towels, blankets, crockery, cutlery, equipped kitchen, equipped room and equipped bedroom.
Bed linen, towels and blankets are provided free of charge up to the number of guests in the reservation. Extra bed linen and extra bed towels, if requested, will be charged separately according to prices in force at the time of the rental (see prices at the end of the page).

If the reserved property has an internet connection or cable/satellite TV, AlugueMobiliado does not assume responsibility for any connectivity problems or resulting inconveniences. These services are provided by telecommunications companies and are beyond our control. In case of problems and disturbances with internet connectivity or TV signal, there will be no refund of rent payment.

Extras (upon request):
By choosing, the guest can request an extra set of sheets and towels for the period of stay:
- Double bed linen set: R$35.00
- Single bed linen set: R$28.00
- Extra blanket : R$35.00
- Extra blanket: 20.00
- Bath towel: R$18.00
- Face towel: R$8.00
- Crib: Free, upon prior reservation
- Extra cleaning of the apartment: R$230.00 (by request)
- Extra cleaning + laundry (cleaning of the apartment and change of towels and bed linen) : R$ 340.00

Pets
are not allowed.
With exceptions, to be defined in advance, small pets may be allowed. Additional costs per pet will be applied according to the rental period:
- 1 to 2 nights: R$ 65/night/pet
- 3 to 4 nights: R$ 50/night/pet
- 5 to 6 nights: R$ 40/night/ pet
- 7 to 27 nights: fixed amount of R$280/pet per stay
- monthly leases: R$280/pet/month
